Now due to the new update in the scheme, the government will provide 7 slabs instead of the four launched earlier in GO number 131 on 31st August date like the old LRS scheme of 2015. Mandatory Rules of Telangana Layout Regularization Scheme 2024

• In case of weaker section layouts or plots of less than 100 square meters, the width of the road may be six meters.
• The width of the road should be at least nine meters.
• The regularization measure is not applicable for plots or layouts arising out of the imposition of land ceiling laws, land disputes or claims on the title, boundary disputes, etc.
• If the required road width is not available, equal widening on both sides will entail the required depth, and water bodies will be preserved in the layout.
• Even though some plot holders come forward for regularization in the rejected layout, the layout pattern approved by the competent authority
• Prior permission has to be obtained from the District Collector regarding the allotted land.
• The agreement of sale or general power of attorney will not be treated as evidence.
• The applicant should submit only copies of the sale deed/title deed.
• Water bodies and courses shall be maintained as a recreational/green buffer zone, and no layout development activity other than recreational shall be permitted-
• No layout/development shall be permitted in the bottom of any type of water bodies and in Full Tank Level (FTL) of any lake, pond, ‘Kunta’, and ‘Shikam’ land.
• 9 m/’Kunta/Shikam’ land with an area of fewer than 10 hectares from the boundary of the lakes
• Lakes with an area of 30 m / 10 ha and above from the boundary of the river course
• 9 meters from the limits of the canal, ‘obscure’, etc., and two meters from the defined limits of ‘Nala’ or stormwater drainage.

Regularization Charges Under TS Layout Regularization Scheme 2024

• For sub-registrar less than Rs 3,000 per square yard the value will be 20 percent
• 30 percent between Rs 3,001 and Rs 5,000
• 40 percent between Rs 5,001 to Rs 10,000
• Rs 10,001 and Rs 20,000 50 percent
• 60 percent between Rs 20,001 to Rs 30,000
• 80 percent between Rs 30,001 to Rs 50,000
• The sub-registrar price above Rs 50,000 per square yard will be 100%.
• If 10 percent open space is not available in the rejected layout, pro-rata open space charges at 14 percent of the prevailing plot value as of the date of registration of the plot will be levied in place of the prevailing rate on August. 26, 2020.
• The LRS regularization fee includes NALA charges (for conversion of agriculture to non-agricultural land use).
• No separate NALA fee is to be paid by LRS applicants.

• Two options will appear on your screen which is-

• An OTP will be sent to your mobile

• Click on the option called Validate OTP
• The registration form will be displayed on your screen

• Lastly, you need to submit some documents

• A self-attested copy of the first page of the registered sale deed/title deed in case of unsold plots
• The layout owner shall file copies of sale deeds of at least 10% of the total plots.
